Detailed building assessment for builders, developers and contractors who need an experienced eye on a property before tendering, planning or commencing renovation work.

Traditional felt can crack and fail within 5–10 years, and even fibreglass (GRP) can become brittle over time. Rubber (EPDM) roofing offers outstanding longevity and flexibility — particularly well suited to the Welsh climate.
A properly installed rubber roof is a once-in-a-generation investment. No more worrying about recurring repairs every few years.
Installed as a single membrane with no joins or seams — eliminating the most common cause of flat roof leaks.
Unlike fibreglass (GRP), which can become brittle and crack as it ages, rubber remains flexible throughout its life — moving with the structure without splitting.
Withstands extremes of heat, cold, and the persistent Welsh rain without cracking, shrinking or blistering.
Once installed, rubber roofing requires minimal upkeep — ideal for second homes or properties you don't visit every week.

Every job shown here was carried out personally by Ben. From full Victorian slate replacements to delicate artisan lead work — the same care goes into every project.
Complete removal and replacement of a large Victorian slate roof in central Aberystwyth. New Welsh slate laid to traditional pattern with leadwork flashings and new guttering throughout.
A substantial beachfront property on the West Wales coast required a complete deck replacement. Ben installed a new rubber flat roof underneath, then built a full hardwood deck over it — giving the owners an outdoor space that will withstand the coastal elements for decades.
A complex Victorian bow window roof where previous fibreglass repairs had completely failed. Ben stripped back to bare timber, rebuilt the structure and hand-formed a new artisan lead roof to match the original period design.
Replacement of the flat roof on a Victorian style porch, finished with matching period detailing. Rubber membrane installed for long-term performance alongside traditional joinery and decorative mouldings.
A new rubber flat roof installed over an existing outbuilding, topped with a beautiful hardwood deck and full frameless glass balustrade. The project also included a raised platform area with a timber hot tub surround.
Chimney in need of full repointing with deteriorating mortar joints exposed to the Welsh coastal climate. Scaffolded access, full mortar rake-out and repoint, with lead flashing checked and reset throughout.
The RSPB bird hide at a local West Wales nature reserve had a heavily overgrown and failing roof in a remote woodland setting. Ben replaced the full roof with Onduline sheeting, working at height in challenging conditions with stunning estuary views.
Every job — large or small — receives the same care and attention to detail.

Legal & SafeI'm Ben Williams — a West Wales roofer and builder with over 30 years of hands-on experience across every type of roofing and traditional building work.
I specialise in rubber flat roofing, but I've spent my career working on everything from minor slate repairs to the full restoration of listed and period properties. The RSPB, private homeowners, and second home owners throughout Ceredigion, Carmarthenshire and Pembrokeshire have all trusted me to do the job properly.
I work personally on every job — you deal directly with me, not a salesperson or a sub-contractor you've never met. I'll visit, assess the work, give you a clear and honest quote, and carry it out myself.
No hard sell, no obligation. Ben will arrange a convenient time to visit, assess the job, and give you a clear, honest quote.
Give Ben a call or drop an email — even if you're not sure what needs doing, or you'd just like a second opinion before committing to a purchase or repair. No pressure and no fee for a site visit.
Particularly useful for second home buyers, those purchasing remotely, or anyone who has received a vague surveyor's report and wants an experienced builder's opinion on what they're actually taking on.
